Triplex Roy-Laval

In its place, a new triplex was proposed with the principal entrances moved from Laval avenue to Roy street in order to take full advantage of the length of the lot and to place the apartments’ living and exterior spaces on the south-west façade of the building. The principle factor influencing the design and development of the proposed volume was its position at the intersection of two roads – Roy street and Laval avenue. Located in the borough of Plateau Mont-Royal, this corner property is zoned in an area along Roy street where 100% of the lot can be developed according to the municipal by-laws. Retreat on the Main

[rev_slider alias="Retreat-on-the-Main" slidertitle="Retreat on the Main"][/rev_slider] Retreat on the Main This major renovation was completed in June 2019 and was the first of a two-phase adaptive reuse project on an early 1900s Greystone building on Saint-Laurent boulevard, know affectionally as ‘The Main’, which had previously served as a toy store on the ground floor and warehouse on the upper two floors. Our client wanted to restore the building to its original function which had two two-floor apartments above the commercial spaces. This phase also featured the restoration of the building envelope, including the roof, windows, doors, cornice, and replacement of several large stones on the main façade of the building. Extensive work was done to restructure the masonry facade on Saint-Laurent using tie-back rods, steel cables and steel pattress plates. Blue_Yellow_Green

Located in a 120-year-old, grey stone building in the Plateau Mont-Royal borough in Montréal, Québec, this major renovation was part of the second of a two-phase project on this three-storey building. The first phase included the complete reconstruction of the ground floor apartment including a new slab on grade and steel frame structure, a mechanical/electrical service pit for the water and electrical entries and the preparation for the subsequent renovation of the top two floors of the building. The second phase saw the top two units combined into one apartment on two floors, the windows and roof were replaced, and the balconies were reconstructed. Lofts on the Main

[rev_slider alias="Lofts-on-the-Main" slidertitle="Lofts on the Main"][/rev_slider] Lofts on the Main Completed in the summer of 2018, this major renovation project was the first of three phases of an adaptive reuse of a building on Saint-Laurent boulevard. Located in a portion (1/14th) of the Baxter Block, which was built in 1892, we were asked to convert two loft-style commercial spaces into two four-bedroom/two-bathroom apartments. Due to the 84 foot depth of the building and the 19’ street and alley frontage, the main challenge was to get natural light into the middle of the building where the living spaces were concentrated. This was achieved by providing five skylights in the top floor apartment, a 12’ x 7’ interior lightwell down to the second-floor apartment as well as the use of internal windows. The apartment layout was completely transformed to include four bedrooms and two bathrooms in addition to the living spaces. In addition to major foundation repairs, new steel members were added to restructure the existing ground and second floor wood structure which were also reinforced and leveled. Humidity problems in the basement were resolved by adding an interior French drain and proper ventilation of the crawl space, which occupies part of the basement level. The staircase to the basement was enlarged for it to be code compliant. Openings to the backyard and in the basement were enlarged, which allowed us to plan rooms in the basement including a new bathroom. Vues sur Saint-Laurent

The new construction project was developed to include the same uses on each floor, namely three apartments on the top three floors and one two-floor commercial space on the ground floor and basement. The plot of land where the demolished building once stood is in fact part of the neighboring 4-storey building which the British Manufacturing Company originally used as a textile factory - it has since been converted to loft-style apartments with a retail commercial space on the ground floor. This relationship between the new project and the existing building created the framework for the development of the Saint-Laurent façade, including the alignments and material selection. Marie-Anne-Clark

Due to its placement on the corner, the project was developed with special attention paid to the modulation of the building at the intersection - thus the placement of the balconies on the upper floors and a ground floor set-back on Marie-Anne and Clark. This also informed the planning of the apartments to provide the tenants with views from their living spaces to the Mont-Royal and, in the opposite direction, toward Saint-Laurent boulevard. Pierre Grise Mont-Royal

In addition, the building envelope, including the stone façade, windows, and roof, will be restored and the commercial façade will be replaced. At the request of our client, the two existing commercial spaces will be combined in to one larger retail store and will be extended to occupy almost 100% of the lot resulting in a 1700 square foot space on the ground floor. In order to integrate the upper two floors of the extension to fit the typical Montreal row-house ‘L-shaped’ typology, we propose to demolish the existing back of the building, which contains only a terrace on the second floor, a wood-clad storage space and the emergency staircase, and rebuild it on the opposite side of the lot. Restoration Proche Clark

[rev_slider alias="Restoration-Proche-Clark" slidertitle="Restoration Proche Clark"][/rev_slider] Restoration Proche Clark This project consists of the complete reconstruction and ‘mise-en-valeur’ of the original portion of the front entrance porch and a mandatory code-compliance update as required by the Quebec Construction Code. To achieve this, we proposed to add a landing outside the exterior doors of the porch, to fully restore of the historic wood porch and its guards and handrails and to demolish the little annex, which was added much later to the original structure and which leads to the basement unit. The annex will be replaced with a stepped landscape-entrance to provide a more open feeling while accessing the lower level unit. Although the entrance to the basement will now be uncovered, the level changes are less than 2’ and are not required to have guardrails as per the National Building Code.
