The building is L-shaped, with a 16‘ x 40’ courtyard accessed by two (2) “porte cochères”. The two main advantages of this massing are the building’s depth of only around 24-25′, which encourages natural lighting and ventilation of the interior spaces, and the possibility of placing the circulation inside the courtyard to free up the street-side façades.

Conceptually, the courtyard will have a playful character to contrast with the more sober street facades clad in red brick and limestone. The polychromatic cladding will be installed only on the outside walls facing the courtyard to help liven up the space, particularly during the dark, winter months.
